Some time ago Ayala Land became the major player of tourist development in our small town. They rebuild and opened Pangalusion Resort in Oct 2102 and they extended the private El Nido airstrip to cater to 50 seater planes (called the Bullet) so planes fly more regularily.

Their 2 billion construction project on Lio seafront (north of town) began shortly after and I’ve heard they will have a Jollybee and McDonalds there too – woh!! I imagine it will be a huge Business Center for mostly Asian Visitors.

Puerto Princesa now has 123 weekly flights and the Roro bus with its service every 2 hours together with many other transports make it easy to reach fasinating El Nido. Tourism in our sleepy hollow will grow even more rapidly.

Between year 2000-2006, I created and opened a very popular, 2 story Beachfront Pension-house/Restrauant/Bar called the ‘Alternative Inn’. (see the pics here) It’s a rare ‘ONE-OF-A KIND’ building (of approx. 750 sq mtr floor area) that offers either a unique retirment home by the sea, or a fun business that could pay for itself within a few years.  Well run just on it’s own it could provide a lucrative and easy return. Earning more than she ever dreamed possible, my friend offered to sell some of her island properties to buy my building, however this never transpirred.  In early 2011,  with yet another interested buyer, I requested my building back. Unfortunatley this ungrateful woman dug her heals in, refusing to vacate peacefully. My then planned buyer dropped out, so I began the legal proceedings of “Ejectment” to recover my property for the next future buyer.

During Oct 2012, assuming this MTC Ejectment/Unlawful Detainer case was nearing an end, a young Kiwi and Canadian (both English teachers working in Korea) made a small deposit to hold their potential sale of my ‘Alternative’.  Excited to be taking over the business, when their teaching contract ended some months later, they were saddened that more delays hit the fan. This upset their dream to start earning their own lucrative income, allowing them to pay only a small deposit with a balance over a 4 year term.

It’s now May 2013 and the long MTC trial is almost over. Very soon the court will grant a decission in my favor as this case is just ‘Summery Procedure’ and I hold all the rights’. Filing a Writ of Execution follows, then implimention probably with a 30 period to vacate served by the Sherriff and the police and HORRAY!! finished. However this power hungry, greedy, ex-friend, raking in huge profits by occupying and running my ‘Alterantive’ (who’s KARMA will surely come) threatens to delay my take-over date by filing an ‘APPEAL’ with a SUPERSEDED BOND to the higher court.

Reversing her delay stratagy, (assuming she Perfects an ‘APPEAL’ and a ‘BOND’) can be simply disolved by the filing of an accepted COUNTER-BOND, offering a new buyer an almost ‘TurnKey takeover. I say ‘ALMOST’ as I am assuming there will be neglected maintainance work to be done first. I do have other properties so one could sell in time to do this. The 2nd solution is for a new interested buyer desiring an earlier start, would pay me a substantial DOWN deposit on it. 3rd and last choice would be I just wait it out some months more, as for me it’s only time and my property investment increases.
